If you are considering buying a house it is important to understand the difference between a Buyer’s Agent and a Seller’s Agent.
The seller typically pays the commission related to the sale of the property so it costs you nothing to work with your own agent.
Unfortunately, unrepresented buyers who simply use the listing agent to represent them end up paying 5% to 10% more on average. Find an agent who knows the market and who isn’t afraid to ask questions and negotiate on your behalf.

Listing agents are under contract and are working solely for the seller. Buyers need to be aware that every negotiation is done with the seller’s best interest in mind.
The listing agent’s broker receives 100% commission and no rebates or concessions are typically given to the unrepresented buyer. In most cases unrepresented buyers end up paying more for the property because no one is asking the tough questions for the buyer. The Agent’s main objective is to close the sale.

A good agent is working for their client not only during the initial offer and counter offer stage, she is there to question items after the inspection, once the bank appraisal has been completed, and address open items if the title work has any issues. It’s possible for one agent to be both the buyer’s agent and the seller’s agent during the sale of a house. The seller has to agree to allow the agent represents both parties and there are two seperate contracts in place.
At times this can work out for the best but the buyer needs to know that the seller has a slight advantage because they entered into the contractual agreement with the agent first. It still may be a good idea to hire your own agent to represent you.
